Fees:
- We charge a listing fee of $500. This fee includes traveling to the unit and taking high resolution photos, adding a lock box, for rent sign, and technology fees which involves creating your profile in our system and advertising the listing throughout the various websites we employ.
- Additionally once the unit is occupied we charge a flat monthly 10% commission. Our commission may be slightly higher than the market rate, however our business is setup to consistently provide quality service to our customers since they can cancel at any time.
- Once the lease term ends, if the tenant chooses not to renew, we charge a $200 turnover fee to coordinate the move-out inspection, repairs, cleaning and itemized security deposit return to the tenant.
- Many of our Competitors charge their clients the first month’s rent for finding a client, plus a setup fee of up to $300, plus their 10% monthly commission. They also have a lease renewal fee (65-75%), and if the tenant decides to purchase the unit you may get hit with a percentage based finder’s fee. They also charge a hefty cancellation fee as well. Many of the property management websites exclude their pricing rates. Once you email or call they will say how great their services are and then hit you with all the small fees that add up to a substantial price tag.
